As Thanksgiving nears, we are reminded of where the largest part of our business comes from, year after year. You! It’s time for the end of first quarter year-over-year market report.
Single-Family Residential Home Sales
Butler/Warren County homes sold volume DOWN 8%. Average Sales Price UNCHANGED at $160,085.
Montgomery/Greene County homes sold volume DOWN 1%. Average Sales Price DOWN 2%.
My interpretation of the data is that market conditions have leveled in Greater Dayton (Montgomery/Greene) while they have declined in Northern Cincinnati (Warren/Butler). Considering the substantial differences n Average Sales Price, it isn’t surprising that the higher price range has taken longer to level out, and may not this year.
Luxury Home Sales (Over $400K)
Butler/Warren County homes sold volume DOWN 22%. Montgomery/Greene county homes sold volume UP 20%.
Keep in mind that we are talking about very small numbers here for the quarter, less than 100 reported sales for all 4 counties, so statistics can be misleading.
If you are selling this year, remember that all sales are local, really local, and should be compared to your immediate surroundings, than the community as a whole. I am surprised that the dip isn’t greater overall, especially the Average Sales Price, which remained quite flat in both markets.
It's time for the February year-over-year market report. Sales have rebounded nicely from a very soft January. Remember, in January the market was off around 18%.

Butler/Warren County homes sold volume down 7%.
Montgomery/Greene County homes sold volume down 10%.

Keep in mind that there were THREE simultaneous stimulus forces in play for 2010, so I am actually pleased with the market rebounding in February. Last year we had artificially low interest rates and a first time buyer and repeat buyer stimulus. So for activity to be within 7% and 10% respectively is very encouraging overall. March has been brisk as well.

Tim Hall Team Receives 2010 President’s Sales Club #1 Team Award
(Cincinnati, September, 14, 2010) – The Tim Hall Team of RE/MAX Central Properties has been awarded the prestigious #1 Team Award in transaction credits
by the Ohio Association of Realtors 2010 President’s Sales Club. This top honor is given to the Realtor sales team with the most real estate transactions in the state of Ohio. Tim accepted the award on behalf of the team at the Ohio Association of Realtors 100th Annual Convention & Expo on September 13th in Cincinnati, OH.
The Tim Hall Team also holds the distinction of being ranked number 62 nationally as reported in the Wall Street Journal by Real Trends for 2009 residential real estate transactions. In addition, the team has collectively sold the highest number of homes in Springboro since 2006, per the Dayton Area Board of Realtors.
Tim and Beth Hall are the co-owners of RE/MAX Central Properties in Springboro. Mortgage rates have continued to drop making this the fourth week in a row that rates have reached modern-day record lows. My preferred loan officers are currently quoting 30-year fixed-rate mortgages in the 4.375%* range and are indicating that they could go even lower! The most recent downward trend is a result of the Federal Reserve’s announcement that they will begin buying long term Treasury securities in an attempt to keep the U.S. economic recovery on track and avoid deflation.

I have received several calls over the last couple of days by buyers and even some real estate agents who believe the home buyer tax credit has been extended. While it is true that congress has extended the closing date to September 30th, the extension only applies to those people who already had a ratified contract in place as of April 30, 2010. The extension will likely benefit thousands of homebuyers who were unable to close by the June 30th deadline.
The only exemption from the April 30, 2010 date are homebuyers who have served in the military, foreign service, and intelligence community outside of the USA for at least 90 days during the period of December 230, 2008 through May 1, 2010. This select group of people may still be eligible to receive the $8,000 or $6,500 home buyer tax credit through April 30, 2011.
